What Counts as a “Typical” HVAC Zone?
Even though zoning varies by system type, the industry does have practical norms you can rely on.
For Ductless Mini‑Split Systems
A “zone” is almost always one room or one defined area, typically:
Bedroom / Office: 150–600 sq ft | Medium Living Room 400–800 sq ft | Large Living Room / Open Area 600–1,000+ sq ft
Why the range? Because the load (insulation, windows, sun exposure) matters more than the square footage alone.
Mini‑split = one indoor head = one zone
For Ducted Systems With Zoning
Zones are defined by usage patterns, not room count:
- 1 zone → entire home (common under ~2,000 sq ft)
- 2 zones → upstairs vs downstairs
- 3–4 zones → larger homes or homes with mixed-use areas (sunrooms, additions, basements)
A zone is sized by comfort control, not square footage:
Ducted = one thermostat + one damper group = one zone
